Harbour edges on two sides. Havant borough sits between Langstone Harbour and Chichester Harbour. Langstone, Warblington, Emsworth and the whole of Hayling Island are exposed to wind and salt off the water. That's hard on ridge and verge mortar, lead flashings, metal fixings and gutter brackets, and Hayling's south-facing seafront takes the full force of winter storms.

Conservation areas. Havant Borough Council has 14 conservation areas. The largest is St Faith's, covering Havant's historic centre around North, East, South and West Streets. Emsworth, the second largest, is mostly Georgian in character. Langstone is the only one with an Article 4 Direction. On unlisted houses there, any alteration to a roof that fronts the highway needs planning permission, and so does removing a chimney stack visible from the highway. Parts of Emsworth also lie within the Chichester Harbour National Landscape (formerly AONB).

Post-war estates. Leigh Park was built by Portsmouth City Council on land it bought in 1944, to house people from Portsmouth after the Second World War. The council describes it as one of the largest council estates Europe had ever seen. If your home has a flat-roofed porch, garage or outbuilding, it's worth having that checked along with the main roof.

Older homes in the villages. Expect clay tile, slate and lead work in Bedhampton, Warblington and Langstone.
